Renting out your property in Spain through a trusted agency is a reliable way to generate stable income without the hassle. This guide explains how the rental process works with our agency in Barcelona: what’s required from the property owner, which documents you’ll need, and how we operate at every stage — from your first call to handing over the keys.
Our service is ideal for:
1. Initial Consultation
You contact us via the website or phone, and we discuss key details about your property — type, location, condition, furnishings, preferred rental format (short-term or long-term), and target rent. We also review necessary licenses and request ownership documents.
You’ll receive a free consultation and preliminary rental valuation.
2. Property Visit and Evaluation
We visit the property to assess its condition, take professional photographs (and optionally a 3D tour or video), and suggest improvements to increase its appeal. Based on this, we define the target tenant group and propose an optimal rental price.
3. Signing the Agency Agreement
We sign a collaboration agreement with clearly defined terms: exclusive or non-exclusive format, agreement duration, and commission. If you're abroad, we can act on your behalf via a power of attorney.
4. Property Marketing
We launch a targeted marketing campaign on top local and international platforms (like Idealista, Prian, Kyero, and Properstar), social media, and our internal database. We also cooperate with HR departments of multinational companies and relocation agencies.
5. Tenant Screening and Selection
We conduct property showings in person or virtually, vet potential tenants for financial solvency and references, and agree with you on the rental conditions — rent amount, lease term, deposit, and move-in date.
6. Lease Signing and Key Handover
We prepare a bilingual lease agreement (Spanish + English), arrange signing (either in person or remotely), draft a handover protocol, and deliver the keys. If needed, we can coordinate notarial or legal certification.
If you wish, we can continue managing the property on your behalf. This includes full service: handling utility bills, tenant communications, emergency issues, rent collection, legal assistance, insurance, and tax filings.
Our fee for finding a tenant is a one-time commission equal to one month’s rent.
The preparation and signing of the rental contract are already included in this commission.
Professional photography is provided free of charge when signing an exclusive agreement.
If you choose to delegate property management to us, this service starts at €50 per month, depending on the type and complexity of the property.
We never charge for consultations or listings. You only pay once the property is successfully rented.
