Property Viewing

With our extensive experience and full integration into the Catalonian real estate market, we work directly with both developers and owners of exclusive properties. This ensures you learn about the newest and most in-demand projects first. We monitor the market for the best offers and negotiate the most favorable terms for our investors.

Preliminary Agreement

We always represent the buyer’s interests. The first step is signing a service agreement with our company. In most cases, our commission is covered by the seller — the developer or property owner — particularly in standard or premium transactions. For high-value properties, we may require client verification and proof of funds, as many owners only show their properties to confirmed buyers.

Once terms are agreed and properties selected, we arrange viewings. When you choose the right property, our legal team conducts due diligence. Legal support costs are typically around 1% of the property price.

A reservation deposit of €5,000–€10,000 (usually not more than 1% of the price) is then made. Within 10 days, a deposit agreement (Contrato de Arras) is signed and an additional 10% paid. The main transaction at the notary usually takes place within 1–3 months.

Signing the Escritura

The final step — signing the purchase agreement. From that moment, you are the legal owner. Signing can be done in person or via a power of attorney granted to your lawyer.

After-Sale Care & Exclusive Service

Once the purchase is complete, we take full responsibility for handling administrative matters and creating a comfortable living environment. This includes furnishing and decorating your home, arranging utility contracts for electricity, water, concierge services, and internet, as well as managing rentals and overseeing your property if needed.

Opening a Bank Account, Transferring Funds & Mortgage Assistance

We provide full banking support. As official partners of several banks, we assist in opening accounts and, if necessary, arranging a mortgage for your property purchase.
