We always act in the best interest of the buyer, which is why the first step is signing a service agreement with our company. In most cases, our commission is paid by the seller — whether a developer or property owner — especially in standard or premium transactions. However, when dealing with high-end properties, we may request information about the client and the source of funds, as many property owners are willing to show their homes only to verified and qualified buyers. Once terms are agreed and properties are selected, we arrange viewings. When a suitable property is chosen, our legal team steps in to conduct full due diligence and verify the legal status of the asset. The cost of legal support is typically around 1% of the property price. At this stage, a reservation deposit of €5,000 to €10,000 is paid (generally no more than 1% of the total price). Within 10 days, a deposit agreement (Contrato de Arras) is signed, followed by an additional 10% payment. The final transaction at the notary usually takes place within 1 to 3 months. If the property is under construction, payments are made directly to the developer in stages, based on official invoices. After completion and acceptance of the property, we assist you with signing the final deed of sale (Escritura Pública) before a notary. From the initial consultation to handing over the keys, we provide full support, ensuring a secure, transparent, and comfortable buying process.
Finalizing the deal and signing the purchase agreement makes you the property owner. Signing can be done in person in the country or through a power of attorney arranged in advance with a lawyer.

Therefore, we will assist you with buying furniture, appliances, decorating apartments or houses, arranging service contracts for electricity, water, concierge service, internet, and if needed, manage your property rental.
